Feasibility Studies
We will meet with you to listen, understand, and discuss your needs.
Develop a brief that is unique to you and your project.
Undertake or commission a measured survey.
Identify the need for statutory approvals and any other consultants.
Initial ideas explored through sketches, models and VR.
Review layout options and solutions which best respond to your objectives whilst being thought-provoking, considered, and intelligent.
Enable you to get a budget estimate of the anticipated construction costs.
Discuss the best approach for permitted development or planning.
Planning Applications
Through close collaboration we will develop your preferred design to a sufficient level of detail for planning. Using our knowledge of the planning legislation and experience handling complex applications on difficult sites, and we can advise you on the best approach to meet your goals.
Pre-Application Advice
If required, we can prepare and submit a pre-application submission to the local authority.
Attend and participate in a pre-application meeting with the planning officer, to enable useful feedback on the proposal in planning terms.
Planning
We can develop your design, taking on board any feedback from the pre-application.
Produce drawings and associated documentation.
Submit the appropriate planning application and, if required, listed building applications.
Once submitted we will liaise with the local authority to determination
Technical Design
Building Regulations
Before construction begins, we ensure every element of the project has been thoughtfully designed.
To do this we liaise with other consultants to develop a coordinated technical approach.
We then produce all the necessary drawn and written information to obtain a detailed, fixed price from an appropriate list of builders.
We will also prepare and submit an application for Building Regulations Full Plans Approval.
Interior Design
The most successful projects are those where the interior and architectural design are developed together. Designs are often very personal and therefore we always approach this collaboratively, arriving at a bespoke solution for you.
Our service can provide proposals for bathroom design.
Proposals for all interior surface finishes.
Selection of light fittings and electrical plates.
We can design & produce technical drawings of bespoke fitted joinery.
Client presentation of interior proposals with material samples for selection.
Kitchen Design
We can design a fully bespoke kitchen for your project, creating something that feels special to you and functions perfectly to suit your way of living.
Design kitchen layout and joinery.
Work with kitchen joiners and carpenters.
Alternatively, we can liaise with your chosen kitchen supplier.
Construction to Completion
We can draw up a contract with your chosen builder and provide the information from which they will build the project.
We can administer the building contract and manage any issues that arise.
Monitor works against the agreed programme.
Advise on appropriate payment for the works as they are completed.
Monitor the works after completion.
Fees
We will always agree our services and fees in writing before starting work on a project. Fees are tailored to suit the specific requirements, scale and complexities of each project.
