Christmas Estate - Planning Permission
We have just received planning permission for a roof extension project in the Perry Vale and Christmas Estate Conservation Area in the London Borough of Lewisham.
Existing Front Condition
The Proposal
The proposals involve the removal of the existing concrete roof tiles and rooflights, and replacement with red clay tiles with traditional detailing, plus the addition of front and rear dormers. We are so happy for our clients, who are keen to respect the heritage of the house; an Edwardian property, built by the locally-renowned master builder, Ted Christmas.
Planning Strategy
The site has a prominent corner location in the Conservation Area, which elevates its significance and contribution to the street scene. Our design for the property was founded on careful analysis of the context, including the neighbouring ‘Christmas’ houses, and set out to improve the external appearance of the house whilst providing the opportunity for a fantastic master bedroom suite within.
Preceding the formal planning application, proposals were subject to a thorough pre-application process with Lewisham Planning to ensure that the design accords with the Council’s current local planning policies for the Conservation Area. The positive and proactive discussions that took place enabled a smooth run through the formal planning process, with guidance from the Planning Officer being fully addressed in the planning application. The result will be a development that has a positive impact on the character and appearance of both the house and the wider Conservation Area.
