Planning Permission Granted for Family House Extension in Acton

We are pleased to share that planning permission has been granted for a family house extension in Acton, within the London Borough of Ealing. The approved proposals include a new wrap-around side and rear extension, roof alterations and the installation of an AC unit, helping to transform the house into a more generous and practical long-term family home.

Existing Rear Site Condition

The Brief

Our clients approached us to revisit an earlier scheme for their semi-detached house, with a brief that had evolved as they settled into the property and understood how they wanted it to work for family life.

A key part of their brief was that the design should feel classic contemporary rather than overly modern. A rear extension needed to bring volume and character to the main space, with Crittall-style glazing, roof glazing and a more engaging rear elevation.

The Proposal

The approved scheme introduces a single-storey side and rear wrap-around extension, together with a rear roof extension to the outrigger roof slope.

At ground floor, the existing garage and rear addition are replaced with a more coherent layout. The new kitchen, living and dining space sits across the rear of the house, with roof glazing used to bring light deep into the plan. A smaller study is formed to the side, while a new boot room, utility and WC support the practical day-to-day use of the house.

The side extension makes better use of the previously underused space occupied by a lean-to garage and is set back from the principal elevation to sit more comfortably with the existing house. The front garden is also rationalised, with discreet bin and bike storage integrated into the proposals.

At roof level, the rear roof extension creates an additional bedroom, helping the house become a five-bedroom family home while remaining subordinate to the main roof form.

Externally, the rear elevation is treated as a carefully composed addition. London Stock brickwork is used to match the existing rear facade, with the brickwork stepped back around the main opening to add depth and frame the Crittall-style glazing. The smaller study volume is expressed separately in powder coated steel cladding. The dormer is set within the slate roof and clad in zinc, giving the new work a distinct but sympathetic character.

The project is now progressing into detailed interior coordination, with finishes, joinery, lighting and fittings being developed alongside the architectural design. This includes a carefully considered kitchen and dining space, practical boot room and utility areas, and bathrooms designed with a distinctive but coherent material palette.
